What is a Property Inspection Anyway?

A property inspection is a thorough examination of the physical structure and systems of a property on the day that it is inspected for the purposes of providing an objective, independent, professional opinion about the condition of the property. Avalon Property Inspection gives the buyer an impartial physical evaluation of the overall condition of the property and identifies items that may need to be repaired or replaced. An easy to read Avalon Property Inspection report may be the most valuable document a buyer can utilize when making a purchase decision. If you are considering purchasing a residential or rental property you should have it thoroughly inspected before the final purchase by Avalon Property Inspection, an experienced and impartial professional real estate inspection company.

What is a Property Inspector? Why do I need one?

Property inspectors possess an intricate combination of disciplines, skills, and learning of which general construction is only one part. In addition to common construction knowledge an inspector must recognize and evaluate various patterns of deterioration and wear affecting building structures and mechanics as time has passed. This knowledge cannot be confined strictly to current building requirements. Avalon Property Inspection deals with structures of all ages and understands which standards were in effect at the time a particular structure was erected. It takes years of specialized training and experience for a contractor to attain the wealth of knowledge and skills that specifically pertain to property inspection. The California Real Estate Inspection Association (CREIA) urges home buyers and Realtors to make sure they use a professionally trained property inspector, one that is certified by CREIA.

(CREIA) California Real Estate Inspection Association

Established in 1976 in California as a non profit voluntary professional association. CREIA's Standards of Practice and professional Code of Ethics provide the consumer with the assurance of quality and professionalism. All Members must abide by these standards and code of ethics. CREIA offers it's members continuing education in building technology, installation and material to ensure the most professional inspection for the consumer. CREIA acts as a public information service to real estate consumers and provides technical support and training to realty agents, state agencies and other related professions. Fact is that there is currently no state licensing in California for a Home Inspector. Members of CREIA are either owners or employees of professional building inspection companies. Today CREIA has members throughout the state and is recognized in California as the leading authority in the building inspection industry. Avalon Property Inspection is a honored to be a CREIA Certified Inspector and a member in good standings.
